"Do I need to worry about termites?" has a different answer depending on whether you're in a ground-floor landed home, a mid-rise condo, or an HDB flat several storeys up. Soil contact, shared timber elements, and building age all shift the risk profile significantly.

Subterranean termites — the dominant type in Singapore — need soil contact to establish a colony, then travel via mud tubes to reach timber above ground. That's why direct ground contact is the single biggest risk factor, which immediately puts landed homes and ground-floor units at higher baseline risk than upper-floor flats.
But upper floors aren't immune. Termites have been found following pipe runs and construction joints upward through a building, and drywood termites don't need soil contact at all — they can enter through end-grain in timber door frames or original parquet regardless of floor level.
