Why Parquet Floors Can't Be Sanded Too Many Times

Every sanding removes a thin layer of real wood, not just the old finish. Do it enough times and there's simply nothing left to sand — here's the science, the numbers, and how to tell where your floor stands.

"Just sand it again" is the most common request we get for a tired-looking parquet floor — and it's often the right call. But parquet isn't infinitely renewable. Every sanding pass grinds away a small but real amount of solid timber, and once that timber is gone, it's gone. There's no adding it back.

This is the part that trips up a lot of homeowners: a floor can look completely fine on the surface right up until the moment sanding exposes the tongue-and-groove joint, the glue line, or the plywood core underneath. After that point, refinishing isn't just "not recommended" — it physically doesn't work anymore. Here's exactly why, with the numbers behind it.

The Core Concept

What sanding actually removes

A sanding machine doesn't just buff a floor — it grinds off the top layer of the wood itself, typically between 0.8mm and 1.5mm per full sanding job, to strip away the old finish along with any scratches, stains, and unevenness underneath it. What's left afterward is a slightly thinner floor with a fresh, unmarked surface ready for a new coat of finish.

How many times that can happen depends entirely on how much solid wood sits above the point where the floor can no longer structurally support another pass. Flooring professionals call this the wear layer: for solid parquet, it's the timber above the tongue-and-groove joint; for engineered parquet, it's the thickness of the real-wood veneer glued onto the plywood or HDF core underneath.

Rule of thumb: once the wear layer drops below roughly 2.5mm, most flooring associations consider the floor unsafe to sand again — sanding at that point risks exposing the tongue-and-groove joint or the glue line beneath the veneer.

Solid parquet vs. engineered parquet

Solid parquet blocks are timber all the way through, so the usable wear layer is simply "total thickness minus the tongue-and-groove depth" — often 4mm to 7mm of sandable material even on a modest 15mm-19mm block. Engineered parquet, by contrast, only has a thin real-wood face bonded to a composite core. Once that veneer is sanded through, there's nothing left to refinish — the composite core underneath can't be stained or polished the same way.

Know Before You Sand

Signs your parquet is nearing its sanding limit

  • Visible nail heads or staples appearing after a previous sanding — a sign the wear layer is already thin in that spot.
  • A washed-out or patchy tone where the wood no longer takes stain evenly, often because thinner areas absorb finish differently than thicker ones.
  • Soft, spongy or uneven spots underfoot, which can mean the tongue-and-groove joint has already been compromised by a previous over-sand.
  • A visible seam or colour change at the edges of engineered parquet blocks, often the first sign the veneer has worn through to the core at the joints.
  • No paperwork or memory of previous sandings — if you don't know how many times a floor has already been sanded, that uncertainty alone is a reason to have it checked before another full sand.

If your floor shows any of these signs, a full sand-down probably isn't the safest next move. In many cases, a lighter buff-and-recoat — which only refreshes the finish without removing wood — is a better way to extend what wear layer is left, especially on engineered floors that are already down to their last usable millimetre.

Full sand vs. buff-and-recoat: what's the difference?

A full sand strips the floor back to bare wood using progressively finer grits, removing roughly 0.8mm to 1.5mm of timber in the process. It's the right call for deep scratches, dark stains, uneven boards, or a complete colour change. A buff-and-recoat, on the other hand, only abrades the surface of the existing finish — typically a fraction of a millimetre — just enough to key the surface for a fresh coat of lacquer or oil. It won't fix gouges or discolouration, but it also doesn't touch the wear layer, which makes it the better choice whenever a floor is closer to the end of its sanding life.

What happens if a floor is sanded too far?

Push a sanding machine past the wear layer and one of two things happens. On solid parquet, the sander cuts into the tongue-and-groove joint itself, which can splinter the edge of each block and loosen its grip on the one next to it — the floor starts to shift and gap even after refinishing. On engineered parquet, sanding through the veneer exposes the plywood or HDF core, which has no wood grain to stain and won't hold a proper finish. At that point, the only real fix is replacing the affected boards, not sanding them again.
